We are a high growth, mission-oriented company (with killer benefits!) and we’re looking for an amazing, full-time Leasing Specialist & Property Manager to join our aTeam.
If you are a highly organized, energetic, leasing professional with experience in multifamily leasing, read on to learn more about this exciting opportunity! *Position Overview* We are looking for a versatile professional who can effectively handle both leasing operations and property management responsibilities for our build-for-rent single-family community.
The Leasing Specialist & Property Manager will be responsible for overseeing the leasing process from start to finish while also ensuring the overall maintenance and operational efficiency of the community.
This is a full-time position that reports directly to our Director of Property Management.
Our Leasing Office will be located at 31662 FallingWater Loop in Spanish Fort, AL and is accessible to our residents; we start at 8:30 AM and close at 5:00 PM.
We're open Monday – Friday from 9-4pm and each Saturday from 9:00 AM to 1:00 PM.
We ask that you be accessible during those hours and available to work up to 3 Saturdays a month during the lease up process.
*Job Responsibilities include, but are not limited to:* · Conduct tours of available units to prospective tenants, highlighting features and amenities of the community.
· Respond promptly to inquiries from potential residents, providing accurate information about pricing, availability, and leasing terms.
· Process rental applications, conduct background checks, and prepare lease agreements in compliance with company policies and fair housing regulations.
· Coordinate move-in and move-out processes, conducting unit inspections and addressing any maintenance or repair needs.
· Implement marketing strategies to attract prospective tenants, including online advertising, signage, and community outreach initiatives.
· Maintain accurate records of leasing activity, including leasing metrics and resident profiles.
· Oversee day-to-day operations of the community, including maintenance, landscaping, and vendor management.
· Respond promptly to resident inquiries and concerns, resolving issues in a timely and professional manner.
· Conduct regular inspections of the property, identifying maintenance needs and ensuring compliance with safety and quality standards.
· Develop and implement preventative maintenance programs to prolong the lifespan of property assets and minimize repair costs.
· Manage property budgets and financial performance, tracking income and expenses, and identifying opportunities for cost savings.
· Foster positive relationships with residents, promoting a sense of community and enhancing resident satisfaction.
· Collaborate with the management team to develop and implement strategic initiatives to improve property performance and resident experience.
*Qualifications* · High school diploma or GED certificate.
· Must be tech savvy, open to new approaches, and excited to learn.
· Must be willing to learn and implement Yardi Software and other PM related processes.
· Strong Lead Conversion experience needed.
· Strong working knowledge of Microsoft Office (Word, Outlook, Excel, etc).
· Minimum of 1-2 years’ experience in Multifamily leasing.
· Attention to detail.
· Interpersonal skills to interact with employees/residents in a pleasant manner.
· Valid driver’s license with clean driving record.
